I hired Charlotte Erice at the beginning of this year to help me find and purchase a condo on South Beach.  Charlotte came highly recommended from two colleagues in my department at the University of Miami who had each worked with Charlotte on more than one occasion to purchase homes for themselves.  Charlotte’s efforts and competence during the course of this process went above and beyond my expectations.  I would like to comment briefly about my experience.   

Since the real estate in South Beach is in such high demand and short supply, it is typically at least somewhat challenging to purchase in this area.  In my opinion, this challenge is exacerbated when looking for a reasonably priced property as I was (i.e., under $450K).  It is important to closely follow the inventory coming onto the market and act quickly.  Charlotte clearly understood this dilemma. 

 Because of her research and her companies’ use of real-time property updates via email, I was able to find the ideal property the day that it came on the market.  Within four hours, I was touring the unit.  I was the first buyer to see the unit and immediately decided to make an offer.  Charlotte acted quickly and we went into negotiations that day.  The transaction, however, was exceedingly difficult because the seller and the seller’s agent were not “easy people” to work with.  The seller spent most of the time out of the country and was not readily available to negotiate. Because of this, the contract took three weeks to finalize.  Any agent other than Charlotte may have been inclined to encourage me to move onto other properties. However, Charlotte knew how much I loved this particular unit (we had looked at many at this point) and she stayed the course during this time.  She regularly made phone calls to the seller’s agent and kept me abreast of the progress.  If it were not for her social acuity and her diligence, we would have never gotten a signed contract from this seller.  I greatly appreciated her efforts, realizing that she likely does not have to spend this much time on transactions that are three times the value this one was. 

She was always available to me at every point of this process.  Since I was a first time home buyer she also patiently coached me through the loan approval process and the closing.  I would like to add that not only was she conscientious, but also a pleasure to work with and I enjoyed getting to know her on a personal level. 

 In sum, because of the tedious nature of my transaction, I firmly believe that I would not have attained this property if I had gone with almost any other realtor.  I am also extraordinarily happy in my new home which is perfectly suited for me. Not only would I call Charlotte again if I decide to buy another property, I would also recommend her without hesitancy to anyone else.
